We use Options to create a financial environment that allows for affordable development.
Once an option agreement is reached, Owen & Elbert invests in the development which involves:

  • Planning within the confines of the Town Plan
  • Lodging the plans and paying all council costs and contributions
  • Enacting the development
  • Contacting and offering the opportunity to our buyers’ database
  • Advertising to execute the final sale of the developed property

Meticulous Planning​

We pride ourselve in being meticulously planned and code assessable. This means that any proposal we put to council are designed to comply with the town plan in which the development falls. We ensure our proposal is well received by council, allowing smooth, conflict free progress.

Completion On Time​

Before we enter into an option agreement, we research the timeframes that affect any particular potential development. We plan and allow sufficient time for planning, council submission and approval, implementation of the development and sale of the finished product

Perfect Execution​

Planning and knowledge are the key a smooth and successful subdivision or strata application. Owen and Elbert has a systematic approach to “Project management” encompassing knowledge of:

  • Council processes
  • Survey and construction processes
  • Titles Office processes
  • Implementation of utilities and services
  • Marketing and sales

Collating relevant information and thorough planning utilizing this knowledge produces great outcomes for our customers.

Affordable Prices​

Our system is different from conventional real estate transactions; there is no cost to you.

  • We agree on a price (generally substantially above the market value)
  • We enter an “Option agreement” with you.
  • We give you a deposit directly to your bank account, (rather than it being held in a real estate trust account.) This is not refundable. You keep the deposit even if Owen and Elbert elect not to purchase your property.
  • In return, you grant Owen & Elbert the time we require to apply for and create the subdivision,
    Owen & Elbert pay for all costs.
  • You have no financial outlay, except the cost of your own legal advice and conveyancing solicitor. All we need is time.
